RENTAL TERMS AND CONDITIONS

 Please review, and adhere to, our rental Terms and Conditions during your stay.  Submittal of payment indicates your agreement to the below Terms and Conditions.  

PARTIES TO AGREEMENT   

You = Renter/Customer 

US/WE/OUR = ADC PROPERTIES, LLC.

• FEES. All fees must be paid, in full, within 24 hours of customer arrival.
• ENVIRONMENT.  Our properties/units are NON-SMOKING, WEAPONS FREE and DRUG FREE.  Please do not use drugs or tobacco (to include vaping/hookah, and cigarettes).  NO WEAPONS (firearms) shall be brought into/onto the property. A fee of $250, or more, may be accessed, per violation.  This policy is strictly enforced.
• PETS. No pets are allowed unless explicitly agreed upon and pet fee(s) paid. If your furry friends are traveling with you, please adhere to our clean-up-after-your-pet-(CUAYP) cleanup standards.
• QUIET HOURS. Quiet hours are from 10 pm to 9 am daily. Noise complaints, arguing, disruptive behavior, law enforcement called to unit, may result in fees up to, and including, $500 per incident. Please note, you may be asked to leave the property, without a refund if any of these incidents occur.
• MAX OCCUPANCY. Please, no loud gatherings or parties. No more than 5 people (to include renter) may be present at any given time during your stay. We encourage this policy as to be mindful and respectful of neighbors during your stay.
• PROPERTY CONDITION. Renter agrees to keep property in condition found, and to promptly report damages during your stay. Fees may incur for broken and/or damaged items.
• ILLEGAL ACTIVITY. Renter may not engage in ANY illegal activity.
• CANCELLATIONS. Renter has up to 24 hours before check-in date (before 11:59 pm) to cancel their Agreement, without penalty. Cancellations after a 24-hour notice may result in complete forfeiture of total payment.
• PARKING. Please park in VISITOR, or directed, spaces only. Please leave all assigned guest keys (where applicable) and issued parking passes with Concierge upon ending your stay.
• CHECK OUT. Renter must leave rented  property upon end of rental Agreement date at 12:00 p.m. noon. This allows ample time to prepare the property for our next guest. Renter may incur fees for non-agreed upon and non-paid stays.
